Worth knowing before you sign

Conditions have deadlines
Financing and inspection conditions in a purchase contract come with firm dates. Missing one, or waiving it the wrong way, can put your deposit and the deal at risk. Those dates need to be tracked from the day the contract is signed.

Title shows what a listing doesn't
A property can look clean and still carry easements, caveats, or a Real Property Report problem. Title and RPR review before closing is what shows you what you are actually buying, or what a buyer will find when you sell.

Commercial deals turn on the lease and the financing
In commercial real estate, a property's value often depends on its existing leases and the security a lender requires. Both need to be read closely before a deal becomes firm.

FAQ
Do I need a lawyer to buy or sell property in Alberta?
Ideally before you sign. A lawyer can review a purchase contract, lease, or financing terms before you are bound by them, when changes are easiest to negotiate. If you are already under contract, contact us as soon as possible so we can review your documents and prepare for upcoming deadlines.
WHAT DOCUMENTS DO I NEED FOR MY REAL ESTATE TRANSACTION?
You’ll typically need valid identification, your purchase or sale agreement, and any relevant mortgage documents. Depending on your transaction, additional information may be required. Our team will confirm what to provide and guide you through each step.
What types of real estate matters do you handle?
We act on residential matters such as purchases, sales, refinancing, condominiums, and leasing; specialized matters such as new construction, investment properties, private mortgages, title issues, and non-resident transactions; and commercial purchases, sales, leasing, and financing.
